Huatulco a Brand New Tourist Destination in Mexico

Follow pathways on foot or mountain bikes that will lead to some of the most spectacular scenery anywhere. Another trip not to be missed is a visit to the coffee plantations where visitor will discover the tradition, cultivation and production of coffee, all in the midst of the impressive vegetation of the Sierra Madre del Sur, housing 250 species of birds. I was there to visit this beautiful town with a good friend from Germany and for sure we will go back there soon.

I just went a week to Cancun and Playa Del Carmen to try out the vacationing possibilities there. I found that the best place to stay is actually Playa del Carmen or the Riviera Maya because of its location. First you have Cancun, and then 45 minutes by car to the south you get to Playa del Carmen. Right outside Playa del Carmen you find Cozumel which is perfect for diving, snorkeling and any other aquatic adventures you can imagine. You can take the ferry directly from Playa del Carmen. After this is the Riviera Maya and hereafter comes all of the attractions like Xcaret, a big park with terrific shows and activities like snorkeling in caves, sailing on a river and more. You can easily spend a whole day in there and I highly recommend you check it out if you are going to any destination in Quintana Roo. Besides Xcaret you

can find eco parks, jungle tours, another park called Xel-Ha and also Tulum. An old fort on a cliff overlooking the Caribbean sea with some beautiful beaches. So if you are thinking about staying in Quintana Roo you should consider a villa in the Riviera Maya (Click here for Riviera Maya villas for rent) or close to Playa del Carmen in order to be closer to all the fun activities. I had great fun exploring this part of Mexico and I recommend that you rent a car. It’s very easy to find your way around and car rental is surprisingly cheap. If you are looking for a more exclusive and private getaway vacation in Quintana Roo you should consider Holbox Island (Click here for Holbox Island information) north of Cancun.

Architectural Gem

When planning this stunning villa, the architect thought about every detail.  Each of the 7 bedrooms is truly unique, and each of their terraces provides spectacular views yet a tranquil getaway should you want that.  When swimming in the Infiniti Pool, you feel as if you can almost drift right into the Pacific Ocean.  There so many levels to the villa that you almost get lost, but it’s planned in such a way where you can have your own private time even if the villa is full.  Lastly, the interior design reflects a grand elegance yet a local and comfortable ambiance that allows you to feel right at home.

Back to Nature

The house was built to integrate into nature.  From placing rock formations inside the home to allowing trees to grow past the level of the pool, you feel like you are part of nature.  This encourages the beautiful butterflies, wild parakeets and local wildlife to come to the villa.  Our favorite architectural gem is a tie between the outdoor shower built into a tree and the clever salt water wading pool that contains schools of fishes.

Culinary Delight

Having been to Puerto Vallarta many times and experienced world class cuisine at such restaurants as Café des Artistes and Vista Grill, there is no absolutely need to leave Villa Mandarinas as the chefs put together a fusion of local and international delights.  Just as important as the flavors, the chefs put forth as much effort in the artistic presentation giving your meals a memorable experience.  Lastly, they planned the meals around us to accommodate an early breakfast or late dinner depending on our schedule that day.

Service

The large staff catered to our every need.  From organizing a sunset dinner on your private beach to assisting with our kayaks from your very own dock, the staff was extremely attentive and helpful.  They provide the same as any 5 star hotel (e.g, welcome towel, anytime refreshments, turn down service, etc.), but it seems so much more personal because you get to know the enduring staff.

Overall, it was a one of the most memorable and luxury vacation experiences.  We cannot wait to return to the Villa Mandarinas and to its wonderful staff.

Others still taking advantage of electronic and wireless communications seek out delightful areas in which to live and work from their in-home offices and studios.

Many newcomers prefer to rent or lease a house or an apartment while they shop for the ideal location and home for purchase. This increase in demand for housing has made the acquisition of rental properties an increasingly attractive investment.  What better and more secure income can be found than a house or apartment complex which will produce rental income for many years? Especially when it is most likely increasing in value at the same time!

Investors can pay al cash, use funds from IRA accounts or even, possibly, negotiate seller financing to establish solid long term gains.

Rental contracts can be simple and should also contain an arbitration clause. Just as in a rental in the U.S. or Canada, a security deposit is a good idea.

For the real estate investor who is thinking of acquiring properties for rental there are couple of important considerations: one is the way to hold the title and the other is how to declare and pay taxes on income.

Holding Title

A Mexican Corporation can be established to hold title to all NON-residential property.

This can mean apartments and houses which will be used entirely for rental and/or commercial purposes. The expense involved in accounting and maintaining a corporation is substantial, however, and may be too expensive if the investor has only a few properties. For properties owned by the corporation an IVA tax of 15 percent of the value of the construction is charged at acquisition, in addition to the 2 percent acquisition tax. Corporate tax declarations must be filed monthly and estimated taxes paid monthly. Property taxes will be charged at a rate for commercial, not residential properties, as will utilities. Stock in the corporation, if sold or transferred, is subject to an income tax (ISR) similar to that paid by an individual on the gain on the sale of a house.

The alternative to the Mexican corporation is that the buyer holds title in fee simple, or in trust (fideicomiso), if the property is located in the restricted zone. In fee simple, property will need to be registered with the secretary of foreign relations but has additional annual title fee. In the trust, the annual cost to hold title will be the trustee fee, around 375 to 550 US- Dollars. Utilities and property taxes will generally be charged at a residential rate, rather than a commercial rate.

México’s tax law is patterned after those of the United States and Canada and states that:

Physical personas (individuals) and legal personas (companies) who are residents of Mexico and who receive income in this country, to obligate to register with Hacienda, declare their income and pay their taxes, regardless of the source. And: Physical and legal personas who are residents in a foreign country (outside Mexico) must declare their income and pay their taxes on all income generated in Mexico…

If the properties a held in a Mexican corporation, the Mexican accountant will prepare the monthly declarations and estimated taxes will be paid.

If a bank trust, a Mexican accounting firm can perform all necessary tax and accounting services including the monthly fillings, tax payments and can provide the foreign owner with accounting and documents for obtaining tax credits on U.S. or Canadian taxes.

It has never been simpler to enjoy a return on investment, monthly income and pay taxes in accordance with the law.
